Hi and welcome to Bare Bayside. I'm Ed. I'm a renters agent and buyer's agent. And today I just wanted to walk through really quickly a bit of an article put together about picking your best suburb, five things for you to consider.
You may not know this, but I also do a little bit of writing with all property, living with a idea to actually add a bit of value to people out there and hopefully they can take some of this information and use it to their advantage.
Finding the best suburb as a renter's agent and a buyer's agent means that I'm working with people and helping them find the best place they want to live.
My clients often use the same three or four particular categories. Those categories are not always the best categories to use. One of the things that you should really consider are the things that make all of us more comfortable, so we can create a house into our home.
Those are basically your family, your interests, and then your personal charities or groups.
So I just want to walk through this article really quickly. Just highlight a couple of key points for you to consider when you're trying to find the best suburb. The first thing to consider is about friends and family.
How far away do you want to be from your friends and family, your support group?
Often when you're moving to a new location, it's incredibly difficult to do it by yourself. Whether you have a young family, whether you're single or you try to find other people, or even even if you're a couple and you want to take that next step.
Being around friends and family is really important to help you in a whole lot of wider ranging situations. The maximin distance away I personally find would be anywhere from 10 to 20 minutes.
I'm sure you can all agree that sometimes when you are just too far away, bein it 1 hour or longer, it may as well be 10 hours. You rarely ever see these people
Often, when you live a bit closer, they become a bit of an easier point of contact or call. Should something go wrong, or if you're wanting a quick catchup, having someone close makes a big difference in the days planning.
Another consideration is demographics. Not all suburbs are going to be best suited with respect to people of certain religions, people of certain cultural and ethnic backgrounds. You are going to want to be part of the local community groups and events, so being associated with a cultural community group that is similar to your own can be a big factor in feeling welcomed.
You can see this statistically in a whole lot of demographic map that shows areas of congregation of different cultural and religious groups, especially if you have a religious requirement to be in a certain proximity to your religious venue.
Being aware of your demographic considerations on the next level down from your family, friends and interest groups is quite important.
The next key area is your infrastructure and shopping areas. For your infrastructure shopping area you can have a look at a few key websites (see article). You can see the links for hospital locations, shopping mall locations, walkability score ect.
This can help you narrow it down between two or three or four different types of suburbs in your area. Being close to good infrastructure is important, especially around a hospital. You don't want to be if you have young kids, and be too far away from a hospital. This can become incredibly expensive if you need care.
Another area of importance is schooling. You can see the links with respect to your schooling catchment zones, as well as what what schools are considered to be top quality with respect to education standards here in Australia.
If you want your child to follow a traditional school university career path these sites do show a few ranking schools metrics to help parents figure out what schools might be best for that particular career path.
One of the other things to consider is future development and planning.
As a buyer's agent, one of the big discussions that are always mentioned, especially from an investor point of view, is future development plans and infrastructure changes and high density location areas.
This allows you to reverse engineer and know that the value of your property, at least from a demand point of view, is high and situated in and around those key hubs.
Finally, bring it altogether and rank it in order for your own needs and wants. Are you looking to move to be close to friends or family? Or do you want to be closer to your religious cultural groups and environments?
